Always replace roof flashings when the roof is replaced.  Regrettably, many contractors “re-use” (i.e. do not replace) the metal roof flashings when they replace roofs.  Especially where the roof adjoins siding.  And, they often omit new roof flashings around skylights and chimneys. Granted, in many instances, significant additional effort is required to replace those flashings.  Especially when those flashings are embedded behind stucco siding. But, the simple facts are roofs rarely leak out in the middle of the roof.  They typically leak at the “flashings”.

Recognizing that flashings are undoubtedly the critical component of the roof, Larry Vaught Roofing routinely replaces the old roof flashings.  It doesn’t matter how difficult the task.  So, before you choose the “cheapest” bid, be sure to find out if the bid includes replacement of the roof flashings.  Especially the flashings where the roof adjoins with the siding.  And, be sure to get it in writing!  Otherwise, the integrity of your new roof may end up being dependent upon the condition of the old deteriorated roof flashings.

Kansas City roofing companies are not all the same.  In fact, contractors who are quoting jobs for less typically are not providing the same quality of materials and / or workmanship.  However, these “low ball” contractors can fool you into thinking you are going to receive a great job.  Especially when they agree to “throw in” synthetic underlayment, ice barrier along eaves, vent ridge, etc. etc.  Better yet, these contractors typically can start the job immediately and they are cheaper than everyone else.  What a deal!

In reality, these Kansas City roofing contractors cut many corners, resulting in extremely poor roof installations.  To follow are just a few of the more serious faults we commonly discover:

  • The drip edge flashing is installed “on top of” the underlayment (supposed to be installed “beneath” the underlayment along eaves).
  • There are holes & tears observed in the underlayment.
  • A double starter course is not installed, although it is required for the certain type of shingle installed.
  • The ridge vent is coming loose because it is fastened with nails that are too short.
  • Roof decking is badly buckled because it is not fastened properly.
  • The flashings were not replaced where the roof adjoins siding.
  • Although required per building code, a sheet metal saddle is not installed behind the chimney.
  • Flashings do not kick out to properly divert water to the exterior of the siding.
  • The old rusty sheet metal pan (critical area of the roof) has not been replaced.
  • New metal valley flashing does not meet the minimum width required to meet building code and does not extend completely to the bottom of the roof, etc. etc.

The cost to repair roofs with faults of this magnitude often exceed $4,000, and possibly much more.  So, spending a little more to have Larry Vaught Roofing replace your roof “properly” is undoubtedly your best choice.

 

Moral of the story; don’t be fooled into thinking you will get more for less.  A roof system composed of the best products available will not perform well if installed poorly. And, all too often that’s exactly what happens. Virtually every day we submit proposals to homeowners, often amounting to several thousands of dollars, to repair faulty roof installations. It’s not “the exception”, it’s the “rule”.  Don’t let this happen to you.  Choose Larry L. Vaught Roofing & your roof is guaranteed to meet or exceed all industry standards of installation.

We offer the following Facts About Ice Damming to help homeowners understand what they are dealing with. Ice damming is the result of snow melting on the upper portions of a roof, then re-freezing on lower portions of the roof. The “melting” we are referring to is that caused by warm air from the heated interior of the home escaping into the attic above. As the home’s interior heat escapes into the attic, it warms the underside of the roof deck and begins to slowly melt the snow that is resting on the roof. The melting snow drains down the roof, then begins to freeze again once it reaches that point where the roof extends beyond the exterior wall of the home (i.e. the roof overhang / eave) because that portion of the roof does not get warmed by the escaping heat from the interior of the home. The longer snow remains on a roof, slowly melting on the upper portion of the roof and re-freezing along the roof eaves below, the bigger the ice dam becomes. Eventually, the growing ice dams become so tall that the melting snow above can no longer drain over the growing ice dams below.  Once this happens, water begins to back up under the shingles and leaks into the interior of the home.  This leakage will typically then continue until the melting snow on the roof can once again drain off of the roof (i.e. will continue to leak until the ice dam is gone or no longer big enough to cause water to back up under the shingles).

There are numerous factors which contribute to the development of ice damming, including; how much heat escapes into an attic, how well ventilated the attic is, how steep the roof is, how long snow remains upon the roof, how far the roof extends beyond the exterior walls of the home, what type of roofing material is on the home, the design of the roof, the direction the roof slopes face, etc. etc. In short, there are typically numerous contributing factors which impact the potential for ice dam development. There is typically no guaranteed “cure” that can reasonably be expected to 100% prevent leakage attributable to ice damming because the typical home does not 100% prevent heat within the interior of the home from escaping into the attic, and the typical home does not have an insulated roof deck that will remain below freezing as warm air escapes into the attic. That being said, there are still ways to significantly “help” protect against leakage attributable to ice damming. The most practical / common method is to have an ice barrier underlayment installed along the roof eaves, extending a minimum of 2-feet beyond the exterior walls. The second most practical method is to have heat tape installed along roof eaves. Neither should be considered a 100% assured means of protection, but both are reasonably likely to prevent or greatly reduce the potential for leakage attributable to ice damming.

Should you encounter a leak due to ice damming, the first priority we suggest is to have the ice dam physically removed so water can drain off of the roof. This should provide immediate relief from leakage. The next step would be to have permanent repairs completed which may “help” prevent further occurrence. Permanent repairs may simply involve one procedure, or may involve numerous procedures, depending upon the specific conditions relating to the structure. Snow Infiltrates Roof Vents after snow storm in Kansas City area. We have received a number of calls today from homeowners who report that snow blew into their attic (through roof vents) during Thursday’s severe snow storm. The solution is to replace these vents with passive roof vents which have a snow filter in them. Around January 2010, some vent manufacturers began manufacturing passive roof vents which have a snow filter inside them to render the vents more resistant to snow infiltration. Regrettably, the vast majority of passive roof vents on homes today do not have a snow filter in them so these vents are more susceptible to snow infiltration. If your vents were recently infiltrated by snow, we recommend getting the snow out of the attic promptly and replacing the vents with new passive roof vents, which have a snow filter inside them. Another suggestion is to poke a small hole in the ceiling (i.e. a pencil hole) where leakage is occurring to releave water build up and potentially reduce the extent of water damage to the ceiling. *We are not aware of any vent manufacturer warranty or contractor workmanship guarantee that covers snow infiltration of roof vents.
